How many square feet is a 12×16 Garage?
The total square footage of a 12×16 garage is 192 square feet, however not all of that is usable interior space. To get that number, you need to allow around 3.5″ for the wall studs and around 1.5″ for the sheathing and siding on the outside of the garage, so about 5″ in total.
Therefore, the usable interior space for a 12×16 garage would be 11 feet 7 inches by 15 feet 7 inches – approximately 180 square feet in total.
Do I need a Permit for a 12×16 Garage?
Many places require a permit for any shed, garage, or other structure that is more than 120 square feet, so you would most likely need a permit to install a 12×16 garage.

How To Seal a Garage Door?
To seal a garage door, start by inspecting and replacing any damaged or worn weatherstripping around the edges of the door. Then, install a bottom or threshold seal to close the gap between the bottom of the garage door and the floor of the garage. You could also consider adding a door sweep to the bottom edge of the garage door and caulking any other cracks or gaps around the frame.
